Porch Engineering & Cost Factors

How we frame a porch that never leaks or sags.

Adding a roofed screened porch to an existing house requires real structural carpentry. You are tying a new roof plane into your existing rafters or wall framing and transferring roof snow, wind, and dead loads all the way down into the earth.

Key Cost Drivers: (1) Porch square footage and height above grade; (2) Roof geometry (shed roof vs. vaulted gable or hip roof); (3) Flooring material (wood vs. composite); (4) Ceiling finish (exposed craftsman rafters vs. beaded tongue-and-groove ceiling); and (5) Attached grill deck or staircase runs.

Flashed Roof Tie-Ins · Roof-Load Concrete Footings
01 / Foundation

Roof-Load Footings & Substructure

A roofed porch carries far more weight and wind uplift than an open sun deck. We excavate deep concrete footings sized specifically for tributary roof loads, anchor 6x6 posts with structural hardware, and frame double or triple 2x10 and 2x12 perimeter carry beams so the floor and roofline stay dead level.

02 / Roof Tie-In

Flashed Roof Framing & Matched Shingles

Where your new porch roof meets the house, we strip back existing shingles or siding as needed, frame conventional ridge boards and rafters with hurricane ties, lay ice-and-water shield in every valley and wall transition, and install architectural shingles and drip edge matched to your home.

03 / Screening

Tight Screen Panels, Knee Walls & Bug-Free Floors

We frame clean vertical posts and horizontal guardrails at code height, stretch durable charcoal fiberglass or pet-resistant screen mesh that keeps its tension through hot summers and winter winds, and seal the underside of slatted wood floors with screen mesh so mosquitoes cannot enter from below.

Screened Porch FAQ

Common questions about screened porches.

Thinking about converting your deck or building a new screened porch? Call (919) 726-9945.

Often yes, after we reinforce the foundation. Because a roof structure adds significant dead load and wind uplift compared to an open deck, we inspect your current footings, posts, and beams and add deeper concrete piers or double carry beams wherever needed to satisfy North Carolina residential building code.
If you choose natural pressure-treated wood decking with drainage gaps between boards, we staple heavy screen mesh directly across the tops of the floor joists before fastening the deck boards down. If you choose tongue-and-groove porch flooring or tight-seamed composite boards, insects are blocked at the surface.
Gable roofs give you a tall, airy vaulted ceiling that pulls in natural light and breeze, while shed or hip roofs work well under second-story windows or complex rooflines. We match your existing roof pitch, shingle color, and soffit trim.
Yes. Most of our screened porch projects include an attached 8x10 or 10x12 open grilling pad just outside the screen door so smoke and heat stay outside the roofed room.
Yes. We frame heavy ridge or collar-tie blocking centered in the vaulted ceiling for ceiling fans, recessed lights, and wall outlets.
Most custom screened porches take two to three weeks on site from footing excavation through roof shingling and final screen installation.
